Heck, it’s more than the photo I chose to highlight this page… Where you live within the city can completely change your day-to-day experience, from the neighborhood you come home to and the schools nearby, to your commute, shopping, restaurants, access to outdoor spaces, and even the kind of home you can get for your budget.

I’ve lived in Colorado Springs for most of my life, and after years of watching the city grow and change, one thing I know for sure is that there isn’t one “best” part of Colorado Springs. There is a best fit for you.

Whether you’re relocating to Colorado Springs, moving across town, buying your first home, looking for more space for your family, or simply wondering what it’s really like to live here, this guide will help you get to know the city from a local perspective.

Why People Love Living in Colorado Springs

Colorado Springs has a combination that can be hard to find: a growing city with plenty of amenities that still feels connected to nature and has a small-town feel.

The city sits at approximately 6,035 feet in elevation at the foot of Pikes Peak, with nearly 19,000 acres of parkland. The City of Colorado Springs estimates the 2026 population at just over 500,000.

And then there’s the scenery.

Pikes Peak is part of everyday life here. Depending on where you live, you may wake up to mountain views, see the Front Range from your neighborhood streets, or have red rock formations practically in your backyard.

But Colorado Springs isn’t just an outdoor destination. Downtown has restaurants, coffee shops, museums, galleries, a university, events, sports games, and an active arts scene. Old Colorado City has historic character, a robust wild west history, and locally owned businesses. The Broadmoor area offers established neighborhoods and luxury homes at the base of Cheyenne Mountain, while northern Colorado Springs has newer communities, shopping and family-oriented neighborhoods.

In other words, you can have a very different Colorado Springs experience depending on where you choose to live.

One of the first things people notice about Colorado Springs is that it doesn’t feel like one giant city.

The community is spread across a large geographic area, and different parts of town have very different personalities.

That’s why I always tell people that “Colorado Springs” isn’t specific enough when you’re looking for a home.

There is no single answer to the question, “What is the best neighborhood in Colorado Springs?”

It depends on what you’re looking for.

Broadmoor

Old North End

One of Colorado Springs’ most distinctive historic neighborhoods, the Old North End is known for grand Victorian and Craftsman homes, mature tree-lined streets, and a location just north of Downtown and near Colorado College.

Urban living with local shops, dining, entertainment, and close access to outdoor recreation.

Broadmoor Bluffs

Established southwest Colorado Springs neighborhood with larger homes, mountain views, mature landscaping, and easy access to Cheyenne Mountain and the Broadmoor area.
