About Broadmoor Bluffs Colorado Springs
Broadmoor Bluffs is a distinctive residential neighborhood in southwest Colorado Springs, known for its hillside setting, mature landscaping, spacious homes, and elevated views of Colorado Springs and the surrounding mountains.
Located at the base of Cheyenne Mountain, Broadmoor Bluffs offers a different experience from many of the flatter, more traditional neighborhoods in Colorado Springs. Streets follow the natural contours of the terrain, and the elevation of many properties creates views that can stretch across the city toward Pikes Peak and the Front Range.
The neighborhood is also close to many of the amenities that make southwest Colorado Springs attractive, including outdoor recreation, shopping, restaurants, schools, and The Broadmoor area.
Location
Broadmoor Bluffs is located in southwest Colorado Springs, west of Highway 115 and at the base of Cheyenne Mountain. Its location provides convenient access to both the rest of Colorado Springs and the outdoor recreation areas along the foothills.
The neighborhood is close to The Broadmoor, Cheyenne Mountain State Park, Cheyenne Mountain Zoo, North Cheyenne Cañon, and several parks and trails.
One of the advantages of Broadmoor Bluffs is that you can be close to the city (~10 min. drive) while still feeling surrounded by hills, mature trees, and mountain scenery.
Neighborhood Character
The defining characteristic of Broadmoor Bluffs is its terrain.
Rather than being laid out on a relatively flat grid, many of the neighborhood’s streets and homes follow the natural slopes of the hillside. This creates a neighborhood with winding roads, elevation changes, mature landscaping, and properties with different orientations and views.
Homes tend to be larger and established, with a mix of architectural styles and construction from different periods. Many properties were designed around the terrain, taking advantage of the hillside setting and views.
Because of the topography, two homes only a few streets apart can have very different views, lot characteristics, and overall feel.
What Makes Broadmoor Bluffs Different?
Broadmoor Bluffs stands out because of the combination of hillside living, mountain surroundings, city views, and proximity to southwest Colorado Springs amenities.
For buyers, the terrain can be one of the neighborhood’s biggest advantages. Elevated properties may offer expansive views across Colorado Springs, while other homes are more sheltered by mature trees and the surrounding hills.
The natural setting also gives Broadmoor Bluffs a quieter, more secluded feeling than you might expect from a neighborhood that is still relatively close to the city.
When looking at homes here, it’s worth paying attention to more than just the house itself. Lot orientation, elevation, views, retaining walls, landscaping, access, and the surrounding properties can all make a significant difference.
Broadmoor Bluffs Real Estate
Broadmoor Bluffs real estate includes a variety of established single-family homes, larger custom and semi-custom properties, and homes that take advantage of the neighborhood’s hillside setting.
Many homes were built from the 1970s through the 1990s, with additional construction and renovations over the years. Properties can vary considerably in size, architectural style, lot characteristics, views, and condition.
One of the biggest factors affecting value in Broadmoor Bluffs is the setting. A home with expansive city or mountain views can offer a very different experience from a property tucked into the hillside, even when the homes are similar in size.
Home prices can also vary significantly based on location, square footage, renovations, lot size, views, and the specific street.
For buyers, understanding those differences is especially important in Broadmoor Bluffs. The neighborhood name alone doesn’t tell the whole story of a property.
If you’re considering buying a home in Broadmoor Bluffs, I can help you compare properties, explore different parts of the neighborhood, and understand how individual homes fit within the broader Colorado Springs real estate market.
Living in Broadmoor Bluffs
Living in Broadmoor Bluffs offers a combination of mountain surroundings, elevated views, established homes, and convenient access to southwest Colorado Springs.
The neighborhood’s location makes it easy to enjoy outdoor recreation while still being close to everyday amenities. The Broadmoor area, Cheyenne Mountain, shopping, restaurants, and major roads are all nearby.
One of the things I recommend to buyers is spending time driving through Broadmoor Bluffs before deciding whether a particular property is right for you. Because the terrain and views can change significantly from one street to another, seeing the neighborhood in person can tell you things that a listing never will.
Schools
Many Broadmoor homes are located within Cheyenne Mountain School District 12 (D12). D12 is an award-winning school district serving the southwest side of Colorado Springs. D12 currently includes five elementary schools, one junior high school and one high school, and has been ranked #1 in Colorado by Niche.
Depending on the location, elementary students may attend Cheyenne Mountain Elementary School or Pinon Valley Elementary School. Middle and high school students are generally served by Cheyenne Mountain Junior High School and Cheyenne Mountain High School.
School boundaries can vary by property, so buyers should verify the current attendance boundary for any home they’re considering. Learn more about D12.

Are bear-resistant trash cans required in Broadmoor Bluffs?
Broadmoor Bluffs is within the City of Colorado Springs’ Bear Management Area, where residents are required to keep trash secured from bears. However, you do not necessarily need to purchase a bear-resistant trash can.
Homeowners can comply by keeping their regular trash container inside a garage, shed, or other secure structure when it is not being collected. Regular trash containers can be placed out for collection beginning at 5:00 a.m. on collection day and must be secured again by 7:00 p.m. If you prefer to keep your trash container outside, you can use a certified bear-resistant container instead.
These requirements are part of Colorado Springs’ effort to reduce conflicts between bears and residents while allowing people and wildlife to safely share the area.
