Psssst… Interest Rates Aren’t the Whole Story When Buying a Home in Colorado Springs

If you’ve been thinking about buying a home, there’s a good chance you’ve heard one If you’ve been thinking about buying a home, there’s a good chance you’ve heard one number come up over and over again: the interest rate.

And yes, interest rates matter. I’ve made many a joke about never being able to leave our home because our interest rate is too good. 😂

They affect your monthly payment, your purchasing power, and the overall cost of borrowing.

Buttttt somewhere along the way, interest rates became the main character in almost every homebuying conversation.

And I think that can cause buyers to miss the bigger picture.

The question isn’t just, “What’s the interest rate?”

It’s easy to get caught up in waiting for rates to hit a certain number.

Maybe you’ve told yourself you’ll buy when rates drop below a certain percentage. Or maybe you’re watching the headlines and wondering if you should wait a few more months to see what happens.

But there’s another question that may be even more important:

Does buying a home right now make sense for your finances, your plans, and the life you’re trying to build?

That answer is different for every buyer.

A mortgage rate can tell you part of the cost of buying a home. It can’t tell you whether you’ve completely outgrown your current house, whether your family needs more space, how long you plan to stay in Colorado Springs, or whether the monthly payment fits comfortably into your actual life.

And those things matter, too.

Your life doesn’t wait for the “perfect” rate

Real estate decisions usually happen because something in your life is changing.

Maybe you’re expecting a baby and need another bedroom.

Maybe you’re tired of renting and ready to build some equity.

Maybe you’re relocating to Colorado Springs for work.

Maybe you’ve been in your current home for years and, quite frankly, it just doesn’t work for your family anymore.

Or maybe you found the neighborhood and home that check all the right boxes, and now you’re trying to figure out whether the numbers make sense.

Waiting for the “perfect” interest rate may not necessarily line up with the timeline of your life.

That doesn’t mean you should ignore interest rates or rush into buying. It means they should be one part of the conversation, not the entire conversation.

So what should you actually be looking at?

When I work with buyers, I want to look at the whole picture.

Yes, we’ll talk about the interest rate.

But we’ll also talk about the purchase price, down payment, estimated monthly payment, property taxes, homeowners insurance, HOA dues if applicable, closing costs, how long you realistically plan to stay in the home, and what that payment looks like within your overall budget.

And then there’s the stuff that doesn’t fit neatly into a mortgage calculator.

Does this home actually work for your life?

Because a lower interest rate doesn’t automatically make a home a better decision if the home itself doesn’t meet your needs.

And buying today isn’t automatically the right decision simply because you can technically afford the payment.

There’s a difference between “I can afford this” and “I feel good about spending this every month.”

I care about that distinction.

What about the Colorado Springs market?

This is where things get even more interesting.

The Colorado Springs market isn’t one single market. Inventory, pricing, competition, and available homes can look very different depending on the price point, neighborhood, and type of home you’re looking for.

A buyer looking for a $450,000 townhome may be navigating a very different market than someone looking for a $900,000 home in Broadmoor Bluffs.

And your personal situation matters just as much.

Two buyers with the exact same interest rate can make completely different decisions, and both can be making perfectly reasonable choices for their circumstances.

That’s why I don’t think there’s one universal answer to the question:

“Is now a good time to buy?”

The better question is:

“Is now a good time for you to buy?”

You don’t need a magical number

I think this is one of the biggest misconceptions about buying a home.

There isn’t necessarily going to be one perfect moment when everything lines up.

Rates could move lower. They could stay where they are. Home prices could change. Inventory could increase or decrease. And your own circumstances may change right along with the market.

Trying to time every variable perfectly is a pretty tough way to make a major life decision.

Instead, I would rather help you understand the numbers in front of you and figure out whether they make sense for you right now.

And if rates change in the future? We can look at your options then, too.

The important thing is making sure the home and payment you choose today make sense for your life today.

Sometimes my job is to talk you out of buying

And I mean that.

I have talked myself out of many a deal because, after looking at the whole picture, I didn’t think buying made the most sense for that particular buyer at that particular time.

Is it a bummer to lose a sale? Sure.

But my number one priority isn’t getting you into a house. It’s helping you make a decision that actually makes sense for you specifically.

Sometimes that means buying.

Sometimes it means waiting.

Sometimes it means changing the price range, looking in a different neighborhood, or approaching the search completely differently.

My job isn’t to convince you that now is the right time.

My job is to help you figure out whether it is.

Let’s look at your actual numbers
